Building Faith Plan is a $10 million project to repair, revive, and expand the ministry of St. Albert Parish and is to be accomplished over the next 30 months (beginning in the Spring of 2020) concluding in the fall of 2022. As the campaign brochure details, there are three features contributing to that $10 million: $500,000 priest residence construction, a $6 million Parish Life Center, and approximately $3.5 million worth of roadway, parking lot, and site renovations.
The priests house is a 2500 square-foot ranch home with a 600 foot bonus space above the garage and a complete walkout basement. We are planning to finish the main floor and the basement totaling about 5000 sq. ft. With the help of many parishioner tradesmen/donors, we are spending $100 per finished square foot. That is a discounted price considering today’s residential construction market.
In the commercial construction of the Parish Life Center we are planning a 25,000 sq. ft. building at about $240 per square foot for a total cost of $6 million. This is within the current commercial construction market. We have engaged Gilbane Construction in a Construction Manager at Risk (CMR) arrangement. As you may be aware, this puts the owner, the construction company, and the architecture firm in constant dialogue and planning. These detailed conversations over the past 12 months have resulted in modifications in the size of spaces, the heights of ceilings, changes in materials and many more cost saving strategies. We are just now entering the stage of pinpoint pricing of the various components of the building such as kitchen size and equipment, auditorium size and equipment, flooring, lighting, volume of the HVAC, etc.
In addition to the construction of the new building, new driveways, a new entrance off of Royalwood, new accessible parking lots, the relocation of the storm water management pond, and a relocated playground and new practice field in the center of the property is a very costly $3 million. All of the utilities, storm sewers, resurfaced and new pavement and lanscaping, while not as impressive as new buildings it is essential to the enhancement and the renewal of our parish property for safety, welcome, and beauty.
More details about the precise costs of the $10 million project will become available as the plans are refined. I am convinced and excited about the fact that this building is going to be a great benefit to every aspect of our parish community for years to come.
